We welcome your reservation when your plans are firm.  We are unable to put holds on cabins for those still in the planning process.

 

When you book a stay with us, we hold that space exclusively for you, making it unavailable to other potential guests. As a small, independent business, our policies ensure we can continue hosting travelers for years to come. We strive to keep our terms fair and transparent. We kindly ask that you review them before booking to ensure we are the right fit for your White Mountains getaway.

Please be mindful - cancellations hurt our business.

Payment Policy:

 

Payments are automatically processed fourteen (14) days prior to your arrival. Reservations made within two weeks of arrival will be charged within 24 hours of booking.

 

Cancellation Policy:

 

As a small business, last-minute cancellations heavily impact us. Because of this, we cannot offer refunds on cancellations made within 14 days of arrival unless we successfully re-rent the cabin.

 

We will actively try to re-rent the cabin up until 5:00 PM on each day of your scheduled reservation. 

  -If the cabin is successfully re-rented, a refund will be issued minus a 10% processing fee to cover credit card merchant fees and administrative time.

 

"No-shows" are responsible for the entire balance of the reservation.

General Guidelines:

 

We keep our rules minimal so everyone can enjoy their stay. To protect the comfort and safety of all guests, those who choose not to abide may be asked to leave without a refund.

 

Pets:

We are unable to allow pets in the guest cabins. 

 

Maximum Occupancy:

Please carefully verify the number of guests on your confirmation email. Because our cabins have strict occupancy limits, parties arriving with extra guests will be turned away without a refund. Please notify us before arrival if your guest count changes.

 

Respect the Space:

We ask all guests to be respectful of their neighbors, the cabins, the Pemigewasset River, and the property grounds.

Group Bookings & Discounts:

Green Village Cabins is run entirely by just the two of us—Lynne and Shayne—using a single washer and dryer. Because of our strict 4-hour cleaning window, we cannot accommodate coordinated group reservations or offer group discounts. Turning over multiple cabins simultaneously creates a laundry bottleneck that forces us to block out subsequent dates and lose income.For this reason, we cannot accept single-party bookings for multiple units. If you are traveling with friends or family, each individual party must reserve their own cabin independently through our website and sign their own rental agreement.

 

Absolutely No Fireworks:

This includes poppers, bang pops, confetti poppers, or anything else that makes a loud noise or creates litter. Sparklers are A-Okay! Please use them safely.

 

Campfires & BBQ Grills:

Please enjoy with caution. Fire safety is vital. Never dump lighter fluid onto an open flame, and do not burn trash.

Guests must abide by all local Lincoln and state fire bans if they are in place.

 

No Smoking Inside the Cabins:

This includes the cabins and the attached porches. To cover deep-cleaning and ionization treatment, a strict $500+ cleaning fee will be charged if smoking occurs inside or on the porch. You are welcome to smoke outside in the open air.

Cleaning:

We do 100% of the cleaning ourselves to ensure the cabins are sparkling and thoughtfully readied for your arrival. It is a labor of love! We proudly do not charge a cleaning fee, and your help in leaving the cabin tidy ensures we can keep it that way.

 

We are not responsible for lost, stolen, or damaged items, so please double-check your cabin before checking out. Because we are a team of two, it is incredibly difficult for us to sneak away to the post office. If an item must be mailed back to you, a $25 handling fee plus the cost of shipping will be charged to the card on file.
